Using my 27 years of experience in the industry and my extensive local network, I was able to source an off-market opportunity through an agent I had previously worked with. The agent, unfamiliar with the suburb of Yanchep, indicated that the owners would be satisfied with a sale price of around $550,000.

We successfully secured the property for $535,000, which was $15,000 less than what the owners were willing to accept. Even better, our clients were able to rent out the property for $680 a week, resulting in an impressive 6.6% rental return.

Within just six months of ownership, we realized that we had acquired the property for approximately $50,000 to $60,000 under market value. The property’s true worth was estimated to be between $590,000 and $600,000, despite our purchase price of $535,000.
A recent desktop valuation of the property came in at $610,000 to $650,000. Even considering the lower end of that valuation, our clients achieved a remarkable $75,000 in capital growth along with a 6.6% rental return, all within a short six-month period.
