Who are You&Me Personalised Property Services?

We are a buyer’s agency here in Perth. We’ve been running about two years now and it’s really starting to kick off on the SEO space, on the on the property space. And you know, we don’t have to tell anyone how good Perth is going for properties in a hot market, still, rental yields and the like.

But essentially why we are, for lack of a better word, killing the pig. It’s because we provide a personalised service. We’re not your wealth creation companies, we’re not here to stick anyone. It is literally you and me on a journey together to find exactly what you’re after.

Now, whether that’s a strategy of retain and build, a renovate or a standard four-bedroom, two bathroom with equity over time, so capital growth over time and rental yield now, basically paying off your mortgage principal and interest.

Western Australia: a growing state

Natural resources and immigration

Absolutely. I mean, you know, we’ll go into a little bit of that and without going into, you know, an essay or a movie length theater. But you talk about immigration statistics in Perth saying there’s going to be 40,000 immigrants here every single year to 2030. We’ve got the mining: we’ve just, 18 months ago, found one of the biggest lithium deposit in the world.

So I assume there’s going to be more that not just going to be one deposit. We talk about the mining, we know about mining in Perth, we know about the gold exports. We know that Perth or WA is the gateway to Asia. So you know, statistically speaking, all that wrapped together, I can’t see WA failing. On top of that, I mean, look at today, you know, it’s perfect weather here in Scarborough Beach and yeah, I think just WA is going to be the next major world city here in Australia.

Affordable properties 40 minutes away from the CBD

Absolutely. And the reasons why we’ve been preaching this from a Capital Edge point of view is that the services, the infrastructure that’s being put in by the government and also the developers, you’re basically 40 to 50 minutes each way from the CBD. We know that in in Victoria people are happy to travel an hour and ten to work to get into the CBD from the Mornington Peninsula.

Investing in WA property

So when investing, you know, we’re looking at that $500,000 to $600,000 mark and also you buying near the beach, which is a premium over here and also a premium back in Victoria. So it’s a great thing to be over here in WA and, and being able to relay what we do to our clients. And that’s exactly what you guys do as well.

Exactly right. Yeah. So I guess a bit of a background on, on myself and Simon. Simon’s been buying and buying, selling, investing for the last 26 years of his life and I’ve been doing it for 14 years. So, I did say the business has already been going for two years, but we’ve got a wealth of knowledge over 40 years of experience, buying, selling, investing.

I actually started my days investing in Tasmania. Believe it or not, I recently sold up in Tasmania because of the profits. I bought Tasmania when I was 20 years old. I’m now 35, so 15 years ago and it didn’t see growth and I was like, what am I doing? I was so green to the to the situation.

I just believe what my dad said because my dad told me to. So he goes, Oh, you know, buy here. I said, okay, Dad, I’ll do what you told me. Dad doesn’t have experience in the property game, you know. So that’s the super importance of even as a starting step to go search for professionals, not your mum and dad.

And I’m not saying don’t listen to your mum and dad. I’m just saying that maybe they don’t have the experience of the professionals that do it day in, day out. You know, my dad had bought two or three properties, but he wasn’t an expert by any means. So my point being there is I bought in Tasmania, I bought in Queensland, I’ve bought in Western Australia, I’ve diversified my portfolios and I mean, my I guess shrinking stage at the moment where I’m consolidating money to go put in to developments here in WA.

So it’s such a good, I guess, return on investment and depending on what strategy you do. But certainly from a development point of view that I’m just consolidating all my houses into a in a monetary value and going to develop.

Get help from real estate professionals

And you mentioned that you’re speaking to the professionals and you’ve got your professionals in your project marketers, whereas both You&Me Personalised Property Services and also Capital Edge really focus on the client itself. If someone comes to you and offers you a property straight up, then run because they’ve already got the property in the back pockets. Exactly. And we talk about cornering people in the properties. You know, we don’t have and we do, we do get phone calls saying, Hey, have you got property? And no, we don’t sell property. We don’t have them on stock. The reason we don’t is because it’s a conflict of interest.

No conflict of interest: working for the buyer only

We’re not going to put you into a corner with just so happened to have ten banks of land or ten properties in a certain area. That is the next biggest thing in WA. It’s what do you want, what strategy you’re trying to employ and where are we looking at for the future. You know, and that could do to do with tax as well.

You know, obviously we’re not tax consultants, but it all comes together as a one big bundle. So it’s what do you want? Where do you need to be and what are you trying to do with your journey?
