Yes, Chris, what a legend! Essentially, he comes to us. We head out our normal brief and our normal discovery meeting, and he’s raring to go.
The brief: the principal interest mortgage is paid by the rent
The brief was basically that the principal interest mortgage was paid by the rent.
And other than that, it was free rent?
Yeah, it’s pretty much free rent, and that’s because he trusted us. He knew we would get the job done.
It started with a discovery meeting
I spoke to him for a couple of hours on our discovery meeting. We talked to them with constant communication.
So, you know, in any transaction, it doesn’t matter if you’re buying a lollipop or buying a car, you’ve got to have trust in who you’re buying from or what you’re buying.
So it was full, full disclosure, full trust, full communication.
Looking for coastal properties in Perth
Perth has great coastal suburbs
What we ended up doing is: we love our coastal suburbs. We think Perth is great for coastal suburbs. And what we ended up doing was went away, done some research, figured a few suburbs presented after scouring through 50, 70 properties. We found and presented three properties that fit the bill. And essentially we went to work.
Property in Port Kennedy
The asking price of that property, in the coastal suburb of Port Kennedy actually, was $470,000.
Port Kennedy is a nice coastal suburb located within the City of Rockingham.
Strong interest on the property?
Yes, good interest on the property. It was in a really good price range. Where your rental yield and your interest values is really good.
Negotiating the best price
So I was able to negotiate a deal on that at $454,000. So $16,000 under the asking price, which in a market is still moving in the north direction, it’s really good.
Chris was happy. Everyone was happy. I was happy. And we’ll get about somewhere between $525 and $550 a week rent.
Rental yield for this property
Good rental yield
So in terms of a rental yield that’s around 6%?
Yes, about 6% give or take.

And then in terms of the brief, I want something that the tenants are going to pay my mortgage. Does that fit the brief?
That definitely fits the brief! Yes, 100%.

Essentially this property is a mid 2000’s home with the following features:

- 188 square meters living area
- neat
- tidy
- good rental yield of 6%
